01Start with explicit scenario assumptions
Enter a loan principal, one annual interest rate and a term in whole years. The calculator converts the annual rate to a monthly rate and assumes equal monthly annuity payments for the complete term. It does not retrieve an offer or choose a current market rate for you.
The optional extra-cost field is your own monthly estimate. It can hold costs outside the loan payment, such as VvE contributions, maintenance or insurance, but only the items you decide to include. Purchase costs, notary work, valuation and advice are not automatically converted into the result.
02Read the gross payment and the first-month split
The headline is the calculated monthly sum of interest and principal. The first-month split shows how much of that first payment is interest and how much reduces the principal. In an annuity schedule the total payment stays equal under these assumptions, while the split changes over time.
Total interest and total payments assume that the same rate applies for every month and that every scheduled payment is made. A real offer can have a shorter fixed-rate period, product fees, different repayment parts, rounding rules or conditions that change the actual amounts.
03Keep affordability, approval and tax outside this estimate
This page never calculates how much you may borrow. A lender or regulated adviser must assess income, existing commitments, property value, interest-fixing period and applicable lending rules. A lower displayed payment is therefore not evidence that a lender will approve the scenario.
The result is gross and does not subtract mortgage-interest relief. Tax treatment depends on the loan, home, repayment agreement and personal situation, and rules can change. Verify tax questions with Belastingdienst and contractual or affordability questions with an authorised provider or adviser.
04Compare scenarios without sharing financial values
All entered figures and calculated results stay in the current browser page. LiveInNL does not submit them, place them in the URL or persist them in local storage. Analytics can count only that the tool started or produced a result, never the loan amount, rate, term or costs.
Do not enter names, BSN, account numbers, payslip details or a mortgage-offer reference. Reset or reload to clear the scenario. Use the result to prepare questions and compare assumptions, then confirm every figure against the lender’s personalised illustration and agreement.
